Uh you know, if if there's an
If these are, you know, buildings that are, you know, developers had stock, um, you know, maybe the clearing price to get rid of that stock is, you know, quite a bit lower than it was pre budget.
So we'll wait and see, but it does feel like the market is is really sort of in in the midst of an adjustment.
And I think it's important to just to recognize that this is not your average housing cycle that's just driven by
changes in funding costs, that's normally what drives the housing cycle.
There's a bit of that going on clearly.
Um but there's also, you know, a far more structural adjustment playing out where, you know, we are effectively forcing housing
From becoming, you know, what's been don't worry about the cash flow, don't worry about the running yield, don't worry about the the negative carry, just w worry about the capital gain into a market that is far less about the capital gain
And I think increasingly gonna be much more of about the income
Yeah, th that'll be interesting.
Uh yeah, in the sense that, you know, the labour market has obviously improved relative to, you know, where we were at the beginning of the year and and so I guess from here
It's really a sense of are we sort of stabilized in the labour market?
Is it continuing to tighten?
Uh and that's against the backdrop where, you know, inflation, even though the last number was was pretty benign, the broader story around inflation does feel still a little bit challenging.
