So for energy efficiency ratings and they're the ones that are kind of thing.

So I guess is that kind of one of the challenges you're trying to overcome of actually almost rewarding already energy efficient homes with cheaper mortgages rather than obviously trying to improve the housing stock of some of those that are less energy efficient already?

Nigel, in the research that you've done, I'm not an expert in this area, but I've been in the sector for a while, right?

Green mortgage has been something that has been on the tip of the tip of people's tongues, right?

Or that kind of tipping point for a while, like waiting for that to actually really drive through the market.

Are there any other kind of green financing solutions that that you've seen that have perhaps had a bit of success or perhaps are making you think actually that might be a different route to market?

I guess whether that's within the UK or other examples.

I've got this kind of chicken and egg problem in my head, Maria, in the fact that we've been talking about this for a while.

There are innovative solutions, but you also said that we need to develop new propositions.

I guess in your partnership with government, the thing that's going to unlock it is there a policy lever, is there something that government's kind of

doing to I don't mean deliberately holding this back, but you're like, ah, if only we could but achieve this, then actually it would make life in this world somewhat easier.

Or is it that demand problem?

Actually, do we need customers to actually want this stuff and then solutions will come forward.

So it's really interesting to get your take on what's the lever that's going to unlock this green finance.
