And people say, well, why would I put my money in a bank account that doesn't pay any interest?

But what it does do, and it's in the name, is the money that's sitting in that account acts to offset the amount that you owe the bank.

So if you've got $10,000 as an arbitrary number sitting in an offset account, it's basically $10,000 less that the bank is calculating the amount of interest that you owe.

It doesn't mean you pay less per month.

So what happens is, is your mortgage repayment will stay exactly the same.

But inside each monthly mortgage payment, and I'm just going to pick an arbitrary number here and say $1,000 a month as a mortgage.

Yeah.

Probably a little bit low.

Yeah, I wish.

But if it's $1,000 a month, in month one of your mortgage, you're probably paying $999.90 worth of interest and about 10 cents of your principal back.

And each month over the next 30 years, that ratio starts to change.

Okay, so about, call it year 15, you're probably paying about $500 in interest and $500 of principal.

What an offset account does is when the bank is calculating what or how much interest you owe, they're looking at it and saying, well, great, you've got $1,000 a month worth of repayment.

The more money you have in the offset account, the less the interest component and therefore the higher the principal component.

Correct.

So how much you owe the bank is actually reducing each month if you have more money in the offset account.
