Having the ability to access funds or capital should you need it because freestanding home, I think you mentioned, all of a sudden you need to do something or there's a leak in the roof or whatever the case may be that's not covered by strata if you're buying an apartment.
Who's funding it?
You are.
And do you want to be in a position where you're selling down investments because you haven't targeted your offset account or you don't have a sufficient buffer in cash in your offset account?
And so you're forced into selling investments to fix that leaky roof.
Is it the right time to do it?
What if the market's down or, you know, when is a good time to sell?
Who knows?
Yeah, so if you're paying down the mortgage, you do have the ability to redraw, but that's still a conversation you've got to have with the bank and say, can I redraw some of the money that I've, you know, I'm ahead on my mortgage.
I'm $20,000 or $30,000 ahead on my mortgage.
Can I draw that money back out?
And so you still need permission from the bank.
Whereas an offset account, it's your money.
It's in a bank account in your name.
