In today's world, I don't think you should be investing anything unless you've got at least six months of living expenses saved on the side to invest in yourself first and foremost.

If you don't have that stuff, then don't be thinking about going, yes, it can get exciting.
There are things like right now with a lot of folks that have lower interest rates, sub-6% interest rates, who are facing foreclosure or facing and not able to make their mortgage payments.
Subject to deals are popular right now in the market where you can come in, take over that borrower's mortgage, have them transfer the property.
You're making that mortgage payment.
You may have to make up a month, two months, three months, they're behind.
But you're not buying the property.
Well, you technically are kind of buying the property from them with the existing mortgage in place and using an LLC or trust to make that transfer take place.
That's a little complicated.
I'm trying not to.
