And making sure you're talking to people that are doing stuff
they're closing stuff in your market and what's, because every market is so unique out there, Jermaine.
You know what I mean?
It's just, that's the thing is, for some people buying a, maybe it's not buying a property, maybe it's buying a note that's paying.
So there's a mortgage.
You have a mortgage on your house, that's considered a moat, a note, an IOU, right?
Everybody's in the note business.
You know, whether you've got a car payment, student loan, debt, credit cards, you own your cousin Bubba down the street, 500 bucks, you're in the note business.
You're just, most of you are paying money out instead of receiving money in.
So a note is you're buying basically for the residential side of things or real estate investment.
You're technically A, financing a property and offering somebody like owner financing.
If you have a property that you're willing to sell them and you be the bank or B,
You're going out and buying a note that somebody else originated, whether it's a note that a bank originated or be an investor originated on a house that they're selling.
And you're basically stepping in, buying that note at a bit of a discount, becoming the lender.
But now you're receiving payments.
And what I like to do is we'll buy notes that are like at 50% to 75% of what's owed.
