We are into another new year and it has been hectic across Harvey Bay in our property market, I must say.
Yeah, certainly.
We took my daughter and grandchild over to Garry, his first trip over there.
I launched a strategy I've had for the last couple of years is I'll launch new properties in December that I've listed, which I don't see the benefit of launching them pre-Christmas because it does wind back those three weeks leading up to Christmas as a rule.
So we launched eight new listings on Christmas Eve with the expectation that we'd sort of hit the ground running in the new year.
I came back off, Gary, on the 28th, opened my emails on the 29th, and I was inundated with inquiries across the board.
In that first week leading up to New Year's Eve, we sold seven of those eight properties all under multiple offers before New Year's Eve.
Yeah, certainly.
There's been a lot of qualified buyers and as has been the trend now for some time, the majority of our buyers have had to sell somewhere else.
What we were dealing with were mostly buyers that had sold pre-Christmas.
They'd got their sales unconditional and they had settlement periods all throughout January.
So they arrived in our market three new year even ready to go.
They were crazy results.
I believe they broke records there.
Like they were the highest sales volumes into a new year under that auction campaign they run in 32 years with the highest average medium sale prices being achieved on top of that.
So it shows you the buyer demand is certainly there.
