It's the Real Estate Podcast, brought to you by ANZ Home Loans for financial well-beings. And welcome back to the Real Estate Breakfast as we concentrate on the Australian property market, the highs and the lows. It's a journey, you know, no matter where you might be living across Australia. expect the unexpected this year. I know that that is such a cliche, but it is so true when it comes to this property market. And the weekend is coming up, so too is the starter's gun for looking at properties. It feels like that. Every time the Saturday rolls around, it's like, yeah, get into your starter's position and Here we go again. And it is a Friday, January the 30th. If you're celebrating your birthday today, many happy returns.
You're in pretty good company. One of my favourite musicians and drummers is celebrating his birthday. Phil Collins, the front man from Genesis, and then he went out on his own, had all those string of hits in the 80s. He's turning 75. He's been in the wars, hasn't he? Spinal injury that he suffered back in 2007, which ultimately damaged his nerves. and eventually caused him to stop playing the drums. He's also had to deal with type 2 diabetes and kidney complications. That is linked to past alcohol use. Yes, too much is not a good thing when it comes to alcohol. Let's go to Queensland right now, and we're catching up with Scott Mitchell from Mitchell's Realty on the Fraser Coast. And good morning to you, Scott.
Welcome back into the Real Estate Breakfast for the very first time in 2026.
Were you a Phil Collins fan? I did think I felt something in the air last night, Craig, so that'll be it. And I am partial to a beer, so I do sympathise with Phil and I'm also a fan going back to his Genesis days. Happy New Year. We are into another new year and it has been hectic across Harvey Bay in our property market, I must say.
Yeah, you've been reporting on the Harvey Bay property market for well over three years now, and it's just sort of gone from strength to strength. We're going to talk about that in just a moment because you went off on holiday to Fraser Island. Whoops, I said it again, Fraser Island. You had some downtime. Then you came back and you started just finding that these listings were starting to evolve quite quickly.
Yeah, certainly. We took my daughter and grandchild over to Garry, his first trip over there. I launched a strategy I've had for the last couple of years is I'll launch new properties in December that I've listed, which I don't see the benefit of launching them pre-Christmas because it does wind back those three weeks leading up to Christmas as a rule. So we launched eight new listings on Christmas Eve with the expectation that we'd sort of hit the ground running in the new year. I came back off, Gary, on the 28th, opened my emails on the 29th, and I was inundated with inquiries across the board. In that first week leading up to New Year's Eve, we sold seven of those eight properties all under multiple offers before New Year's Eve.
Yeah, that is something because I think you've said that the level of buyer inquiry right now is as strong as you've ever seen it. And that kind of leads into exactly what I'm saying. Your phones are ringing, the emails are coming in, people are ready to move. And does it feel like maybe less tire kicking? Because often with real estate, you know, you do have some of these tire kickers that waste time, but maybe this is slightly different what you're feeling.
Yeah, certainly. There's been a lot of qualified buyers and as has been the trend now for some time, the majority of our buyers have had to sell somewhere else. What we were dealing with were mostly buyers that had sold pre-Christmas. They'd got their sales unconditional and they had settlement periods all throughout January. So they arrived in our market three new year even ready to go.
And what has caught everybody's attention was Queensland's auctions firing straight out of the gate for 2026. Over $140 million sold across just two events last weekend.
