And when we're looking at the specific context of this site, it's as I stated previously, that's a very commercial corridor and motorsports lane that it fronts.
The lots along Motor Sports Lane, so
You have the vacant lot that is zoned commercial to its east.
And then to the west you have N1B lots, though they are also vacant.
And then to the south you have a commercial lot and a manufacturing logistics zone lot.
And the uses on those sites are are pretty industrial specific, industrial uses specific, some office uses, but a lot of industrial uses are occurring on that site.
So what we are seeing is there are neighborhood one uses adjacent to the site, but they're only occurring directly to the north of the site.
So there would be that required twenty five foot landscape yard.
Where it's adjacent to any bit of neighborhood one zoning regardless of the vacancy of the lot.
But we did take into consideration the surrounding land uses and the overall context of motorsports lane.
So the buff the landscape yards triggered are class B, which is twenty-five feet wherever adjacent to neighborhood one zoning.
There would also be twenty foot rear yards and I believe at least a ten foot
uh side setbacks.
But
You that twenty-five landscape yard is where you're getting a lot of that screening, but it because it has those minimum plantings.
So for reference, you have the class A, Class B, and class C.
Class C is your smallest, it's ten feet.
Most minimal plantings, class B is a little bit larger.
Class A is what you see when you have those heavy industrial uses.
So this is right in the middle of those, but it provides a pretty good screening where adjacent
