So, look, it needs slowing down, for sure.

But at the same time, we also need to wake up and understand that, yes, I think the most material issue is immigration, but just what it takes to build a house and what it takes to get a house permitted.

I like simple answers to things.

Simple answers are sometimes hard to get up because they don't cost any money.

If something doesn't cost money, people don't put value behind it.

So I'll take you on a bit of a tour here.

So the GST, the goods and services tax, that revenue goes to Canberra and they pay that back to the States.

through something called the Commonwealth Grants Commission, and they use something called horizontal fiscal equalization, right?

It's a formula of how that money gets paid back, essentially, right?

A whole bunch of things, how developed your states are, what taxes and other bits and support you have, right?

They're trying to equalize it out.

How about you have, as a large part of that formula, a housing supply equation?

So if you have more houses than you have renters, then you get a bigger share of the GST.

Because right now, a lot of the problems are state governments through local governments enforcing some crazy regulations.

Right now, if state governments are going to get less GST, because them and their underlying local councils are preventing houses being built, land being released, whatever it might be,

then that's going to hit them.

So this is an incentive.

You want more GST?

Have more homes available.

So slave those payments to, you can't slave it all to that, but have a large material factor in the distribution of GST being how many empty homes are available, how easy it is to build, how cheap it is to build, some factor along those lines to have that state government then create policy to say, we're going to get more money from the feds if we make house building easier, cheaper, et cetera.
