So anything we don't collect comes out of the general fund.

Unfortunately, with all the state laws, we will end up with projects that don't meet our development standards, that violate the height, the setback, the minimum parking, the lot coverage.

the maximum density, the open space, the tree removal, the landscaping, the inclusionary affordable housing.

But for those of us that attended the Planning Commission Academy, as we were told, we really have no discretion anymore.

These projects, if you don't approve them, HCD will be contacted, you could be sued, and you will always lose.
