So we're trying to execute on them

So planning makes the map, we fill it in.
Here are some of the barriers that hold back redevelopment.
Redevelopment is hard.
It's risky, it's expensive.
That's why it takes a really long time.
These things aren't done overnight.
And so you have,
When we talk about assemblage, think about parcels in some of these areas where there might be a vacant lot or an underutilized building or a building that's been sitting there, but there's an opportunity for it to be combined with the parcel next door to create a bigger parcel that somebody could actually redevelop it.
That is what we're talking about when we're talking about assemblages.
And so that's really challenging.
It's really costly.
You may have landowners in these areas that don't want to sell or maybe it's being held in a trust or something.
So it takes a long time to actually acquire and put these small, tiny little parcels together to make a one or two acre lot that you can actually put new housing or a hotel or something in.
The resources, and a lot of times too, is when you're thinking about redeveloping,
The underlying zoning may be something like a B1 that's office or retail general commercial, right?
But they want to do something more grandiose like mixed use.
Well, they might have to go through an entitlement.
And so this, it takes a long time.
