Overall, redevelopment's hard, so coming up with more creative ways of financing and helping to incentivize projects is really key to moving redevelopment forward.
The other piece I want to hit on is, so a lot of times when people think about redevelopment, they're thinking about more of the placemaking aspect, the lifestyle, the destination developments.
But I think what's really important when we look at these redevelopment areas identified in the comprehensive plan is creating employment, creating good paying jobs for folks.
And so that has to be a major part of the strategy is we are looking for employers
to actually redevelopment.
So not just housing, but also employment as well.
And I talked about some of these challenges with the zoning, the inventory, a lot of your industrial buildings are very old that are in these areas.
And that makes it challenging that you're not going to attract high quality employers if you have old buildings.
The idea that Dabney Road, Dawson Beach, the Belmont Logistics Project, I mean, that's a perfect example of where they took down an old building, put up a brand new 100,000 square foot distribution building, and it was completely leased before it was finished.
And that's what we'd like to see more of, taking down some of the old centers and putting up new stuff to actually attract the employment that we want.
So one of the things is really creating a redevelopment toolkit.
And there's five potential tools on here that, for the long term,
Ideally, it would be great if we had all of these tools because each one of these tools do something different and they activate and they help to move something forward.
I was asked which ones would I prioritize.
I would definitely prioritize the economic revitalization zone and the redevelopment opportunity fund.
Those would probably be the two that we should go after first.
But I already talked about the revolving loan fund, which goes towards affordable housing and small businesses.
We had a pilot project that we did with the La Quentin Inn in Yorkshire that was instrumental where they had gotten stuck in the pandemic and construction costs.
And basically, the IDA provided them a loan for the water sewer credits.
and they've already paid off that loan, they're doing great, and they're actually looking at future opportunities already.
