But I think as you just said it very well, facade improvement programs are moving on not only beyond the facade itself, but placemaking features where you see a lot more benches and colorful art and interactive.

You have the walkability of creating those safe places, but also safety.

Is there lighting?

Is there, you know, are there dark corners?

And so what are they, what are we doing to mitigate that?

Because you want people to come to these shopping centers and really when you're attracting the right tenants, there is that opportunity to kind of create that

placemaking of the outside dining and so forth.

I see that a lot in Falls Church, McLean, where Federal Realty has gone in and redeveloped a lot of their strip centers and they don't look like strip centers anymore.

And that's what I'd like to see our facade improvement program really go towards.

So I will say what we heard in public comment time, I would describe that as greenfield assemblages.

Completely different.

That's greenfield development.

That's stuff that hasn't generally been

develop, there's maybe a house or a farm or something.

And when developers or land speculators are assembling property to create these sites, that's what that's about.
