Again, back to the two that I already named, the economic revitalization zone, and as well as the redevelopment opportunity zones, because the revitalization zones helps to mitigate risk and cost while you're under construction entitlement over development.

But then the redevelopment fund is saying that, hey, this locality, this government,

they are wanting to invest in redevelopment themselves as well.

And so both of those kind of tick a box with the investment community.

study where it went in and looked at all of the county's 23, 26 million square feet of retail, not just in the redevelopment areas.

Analyzed the occupancy and then kind of the age of the building and so rated kind of A, B, C, D. And so

Now taking the next step is looking at that retail gap analysis because when we identify, and we did a little bit of that with the grocer study where we identified that, um, there is, there's definitely money being left on the table because residents are going someplace else to get their, their food, their Trader Joe's and, and whole foods.

I assume that where we would find the same thing in retail, but which categories.

So where are those opportunities?

Because you can then take that and now start talking to some of these retail owners as well as going to ICSC, the big retail show, developing those relationships.

But all of that takes time to develop those relationships and those partnerships.

You know, facade improvement really is born out of the main street programs where it was about the storefronts and taking down boarded up windows and old windows.
