Well, fast forward over 30 years, the property today feels like a unique time machine, but not in a way that shows a side of the world that's dated, in a way that shows a time where I think form was respected and you've still maximized the function while respecting the form, which I think is very rare.

It doesn't feel antique.
It feels very current, but you haven't changed anything that doesn't need to be changed.

What percentage of your guests are reoccurring guests?
And I know many of the guests have been coming for 15, 20 years even.

Well, a lot of those clients, I've had the pleasure of meeting some of them.
Some of my old friends have been coming to the property for years.
And they all say the same thing.
There's nothing like the San Pietro.
And they come back for that same unique feeling.
They are often people from the Stadgai world that I like to communicate.
People that have access to the world's most beautiful and unique hotels.
And they find the San Pietro uniquely beautiful.
Can you help explain what you think makes the hotel what it is?
The hotel is uniquely known for very low churn in the team you have, which has grown with you like family.
