I'm hearing exactly the opposite, that both investors and first-time buyers and subsequent buyers are holding back simply due to the- First-time buyers too?
Well, I think partly it's uncertainty, lack of confidence.
Nobody wants to buy into a marketplace and spend your life savings and suddenly find that asset's worth less than what it was a day ago.
They're thinking, I might be able to- Maybe I can time the market.
Yeah.
But I think watch this space.
I think once we start to see some confidence coming back to the marketplace, that inflation's been tamed, that interest rate cuts are imminent, probably coming into next year sometime now, I think that's when we'll start to see a lot more first home buyers becoming active, taking advantage of the fact that prices have dropped, the affordability has improved to some extent, there's more stock to choose from.
So, yeah, absolutely.
I think there is a turning point here, and it probably comes back to when we start to see more confidence returning to the economy and the market.
But there is a silver lining, I think, and that silver lining is that first-home buyers probably will be in a much better position to buy once the dust settles.

So whether or not it's the same – so typically we see pretty much a V-shaped recovery in Australian housing markets.
So it goes down and then it goes up.
Yep, and then it goes up in about the same amount of time.
Right.
Sometimes it's a bit more of a U-shape, but typically it's a fairly V-shaped recovery.
