What we're really kind of here to talk about is, look, the property market... just in general, it's been under a bit of pressure lately. There's a lot going on out there in the world. We've got wars, we've got tariffs, we've got Trump, we've got this, we've got this. And it's really easy to make decisions in your kind of investment plan or your portfolio or your property portfolio based on the headlines, right? I sent a stat to Adam the other day and I was like, look, This is the lowest sales volume that we've had in New Zealand for 31 years. And he just slapped me back and was like, you didn't read the article, did you? It's not. It's not true at all. So really what we're going to cover tonight is a bit around kind of the latest property data, some lending conditions.

Yeah, sure. So I run the property team at Lighthouse where we help our clients to secure high quality residential investment properties. We specialise in the new build space, but with that said, whenever clients come to us, I guess one of the unique things about our process is regardless of if new builds are up here or not, we can point you in the right direction to the likes of Rethink or some of our other business partners. So

Yeah, Grant Watson, Buyers Advocate at Rethink Investing. We're a commercial buyers agent. It's, I guess, a relatively new concept to a lot of people in New Zealand, but... Ultimately, what we do is we help people source quality commercial property investments and we manage the end-to-end process for them to make it as simple and as stress-free as possible.

look, I think they can be important in both, resi or commercial. The key thing is you've got someone in your corner working for you, working solely for you to get you the best possible

We don't have any – there's no kickbacks or referrals from selling agents. If a deal doesn't sell, a property doesn't sell at the end of the week – end of the month you know we don't have vendors screaming down our neck saying hey why haven't you sold my property yeah we'll be the first to tell a client if a deal's not worth happening um you know a vendor counters at a price and they say hey it's still above your six percent mandate therefore it's still a good deal if we don't think the metrics fully stack up then you know we'll be the first ones to tell our clients
