What unique market does Paul DeLano focus on?
Welcome, Paul. Well, good to be here. This is great. So have you, have we done a podcast together? Did you do the listing agent lifestyle podcast? Yeah, Matt and I were on that. Right, right, right. So this is our more cheese, less whiskers. Okay. And we're starting our 10th year of this podcast now. So the idea is we're recording right now. We're going to spend a whole hour and we're going to hatch evil schemes just for you, applying the eight profit activators to your business. And it doesn't feel like a podcast. It's just you and I talking for the benefit of you. All right. Yeah. I like that. You and I met for the first time in February, right? You came to the Breakthrough Blueprint in celebration. And so we've been working together now since February.
So can we just kind of start with giving everybody a little bit of a background on who you are, what you do? Sure.
Myself and my son, Matt, partner together. I own Lake Life Realty located in southwest Michigan, just north of Notre Dame. And we exclusively sell, we exclusively work with buyers and sellers of lakefront, inland lakefront property currently in southwest Michigan. And we The two of us have really found our niche. If the property is not on the lake, we simply don't service it. We refer it out to another agent. And they say that you're known for as much of what you do as what you don't do. And so people actually are a little surprised when we decline a listing. But we make sure to get them with the right agent that's competent in that area so that they're still served. We've been around since 2010. Prior to this, I was a lakefront property developer at a bad time in the recession.
And before that, I owned a mortgage business and actually used Dean's materials back in 1995. I moved to Elkhart, Indiana and knew absolutely no one and implemented Dean's free reports, avoid the mistake people make shopping for a mortgage. And we followed that up with seminars and we had apartment mailings, why rent when you can buy. And so moving to Elkhart when I was 25 years old, I knew absolutely no one. And within two years, I was doing 300 mortgage loans a year. So it's proof the system worked then and it still works today.
Yeah, right. So you're a... We would call a marketing lover, right? That was the thing. I love marketing. You've had some experience of being a direct marketer and that helps. Yes. I love it. So we... What I'm curious about, so you guys have kind of really dug into applying the eight profit activators since we were together in February, probably before that. Right. Doing them. But what's been your, what was the kind of big takeaway or the thing that you've been excited about implementing and now you've had a whole season under your belt. I know we've made some great changes.
Yeah. So, so, you know, it's all about adding value to the client's experience and providing a seamless transaction. And I've always looked at the real estate business or the mortgage business as a transaction that could involve 50 to a hundred people. And so I, At each touchpoint during that process, one of the participants can either make it go really well or really poorly. And so I view the whole process as a series of 50 different transactions. And it is our job, it's our job with our vendors to be the easiest customer that they work with. We are not demanding. We just simply ask that they do their job and perform. But we really, we don't want to be a high maintenance firm. We don't want to call with demands.
But when we need something, we want to be able to pick up the phone and say, you know, we need to close this tomorrow and it gets done. And so everybody from the termite inspector to the home inspector to the appraisers, we make a point to provide them with a good experience of working with our company. One example in particular is that I receive about three to four calls per week from appraisers, and they're needing information about the market and about the comparable sales or the appraisal that they're doing.
How does specializing in lakefront properties benefit Paul and his clients?
And they often comment that I'm one of the few agents that call them back
