Chapter 1: What are the current trends in the Perth property market?

And that unfortunately killed all three astronauts, a terrifying event at NASA. And back home, I want to take you back.
to November of last year when the New South Wales government basically said enough is enough and came down hard on underquoting now they've proposed lifting the fines from $22,000 to as much as $110,000 or three times an agent's commission on top of that agents now have to publish clear price guides explain how they arrived at them and update ads fast if higher offers come in.
Now, the bill to implement these tougher penalties is going to be introduced to Parliament this year, and following the initial announcements back in November, the reforms entered a consultation period with the property and real estate sectors to finalise the practical implementation of the rules.
Victorian agents already face penalties of over $40,000 and the potential loss of sales commission for underquoting. And interestingly, a lot of people don't know this. As of now, there is a public name and shame register. Consumers, now you can search on the New South Wales Fair Trading Name and Shame Register by an agent's name or licence number to view their history of compliance.
So what is published? Well, the list includes serious statutory breaches and regulatory actions such as fines and penalty notices issued for misconduct, also licence suspension or cancellations. It includes public warnings and prosecution outcomes and enforceable undertakings where agents have formally committed to rectify poor behaviour.
So that, once again, that is all contained in the New South Wales Fair Trading Name and Shame Register in case you want to check out any agent before engaging them to sell your property. The long-term average for first home buyer lending is actually quite very, very much below where it's been over the last 10 years in Perth. Other cities are not the same. And what it suggests to me is that you've got this backlog of buyers that have just been waiting for this scheme to start. And so we're starting to see the impact of that on the ground.

Chapter 2: How has government regulation impacted real estate agents in New South Wales?
My father lives in Poland and actually had his own real estate business, so he's quite chuffed that I've finally taken the same path. It was really good always having travelled back and forth from Poland, the emotion of seeing people at the airport or on a plane. I love the excitement of it.
I was there for only two years, yeah, around 23 years ago, to work amongst all these different cultures, incredible people that I lived with, worked with, all different nationalities from all walks of life. And that really is... what set the path for me in terms of knowing that I love to work with people.
You've got to be patient if you're stuck in a can with hundreds of people at all sorts of hours. So yeah, you have to be patient and passionate and that definitely helps in real estate.
Do you understand why the allure to Dubai is there for Australians to move and live there?
Absolutely. I think being tax-free, it's new. So much there on offer. People have really built big, big family lives there. I've got girlfriends that still live there for over 20 years that are from Brisbane or Sicily. They're bringing up their children there. So I can see the appeal. I think for me personally, coming from Poland, I didn't want to be long, to be honest.
So I gave it a couple of years, then came back and flew for Virgin Australia for three years and then got into the corporate world.
Yeah, see, that's all very, very transferable. Just in terms of Emirates, it was last year we were talking to another flight attendant, and she lives in Dubai. Forget what nationality she is. She was saying just from a safety point of view, Dubai offers safety like no other city in the world. If she can't sleep, she can go for a run at 3 o'clock in the morning.
outside, the safety, you know, that Dubai offers is pretty much unprecedented, I think.
It is. And it's safe and it's warm. So you can definitely go running at 3am. I found that Emirates crew really, really well looked after. They really treat you like family. You're quite protected. You know, within reason, you have to abide by rules and respect culture.
