Good evening and welcome everyone to our July 16th, 2026 Planning Commission meeting. We're going to open with Commission Business and then we'll convene four public hearings. In terms of Commission Business, Commissioner Bachelak-Cauzzi, you have a decision only.
That's right, Mr. Chairman. We're still not ready to move forward on this application, so I have a deferral motion for this evening. Please. I move that the Planning Commission defer the decision only for PCA-CDPA-FDPA 2017-DR-012 to September 16, 2026, or the next appropriate date, with the record remaining open for comments.

four hearings this evening. We're going to take it in order. The first in the Providence District, TriPoint Homes, DC Metro Incorporated, is PCA 2023-PR-00010, also RZPA 2026-PR-00013. Second in the Mason District, Nicholas LRT LLC, RZ-FDP 2024-MA-00012. third hearing in the franconia district k hobanian at mountain vernon gateway llc rzfdp 2025-fr-00027 and pca 20 2004 le-021-002 and finally in the hunter mill district lake fairfax business center SSPA 2023-Roman numeral 3-9-UP, also PA 2023-00045.
Thank you. Without objection, we'll now move into our public hearings. Before doing so, let me start off welcoming those attending the meeting here in the auditorium or watching on TV or subsequently on video. We invite and encourage the public to speak to the Commission. We have just a few ground rules that ensure everyone is treated equally, and the Commission hears from all who wish to be heard. Individuals wishing to provide testimony to the Commission have a number of options. They can testify here in person, or they can provide testimony by phone or YouTube video. At the designated point in the public hearing, I will call for speakers from the speakers list and they will either come forward or their video will be shown or they will be connected by telephone.
There will then be an opportunity for anyone else who would like to speak to the application to come down to the podium or to call in on a number that will be provided on the screen. Speakers testifying via video must sign up and submit their video no later than 9 a.m. on the day prior to the hearing, and that would have been yesterday morning for tonight's hearing. For all in-person or telephone testimony, you are given four minutes to speak as an individual.
Why did the Commission defer the decision on application PCA‑2017‑DR‑012 to September 16 2026?
If you are the spokesperson for a group, you will be given seven minutes. All persons testifying by video will be given three minutes to speak. And should you decide during the public hearing that you wish to be heard and did not previously sign up to do so, you will have three minutes to speak. Finally, members of the public who wish to submit written testimony may do so electronically at any time prior to the closing of the public hearing. In order to ensure timely distribution to the commissioners by the start of the public hearing, written testimony in digital form should be submitted no later than 1 p.m. on the day of the public hearing. So with that, tonight's first public hearing is in Providence District, TriPoint Homes, D.C.
