Alright. The Loudoun County Board of Zoning Appeals is now in session. So before we begin, I'm going to ask everyone to check their cell phones or any other device you may have on you that beeps and makes noise and turn it off. It interrupts with our our sound system and it also interrupts our proceedings. So thank you for that. Um The this board is composed of five members and two alternates. Present tonight are Mr. Clark, Mr. Canonico, Mr. Walker, and me, Nan Forbes. We are a quasi-judicial body and an arm of the court. We meet on the fourth Thursday of each month after each appeal has been duly advertised in a local newspaper, after each property has been duly posted, and all adjacent landowners have.
Have been notified by certified mail. It takes three affirmative votes from this board for a matter to pass the board. So since we only have four, it will still take three people tonight in order for a matter to pass. If you wish to speak, please sign a piece of paper with our secretary, Stephanie Caps. She's right over here in the pink blouse. Um you need to sign that paper so I'll know whose name to call when. All right. For each appeal, we will hear from staff first and then the applicant or the attorney who will have ten minutes. Other speakers will have three minutes. Before we begin, I think we have two appeals tonight. Why don't we have everyone who intends to speak to us this evening to stand and raise your right hands?
And that way we'll get the swearing in done all in one fell swear. Thank you. Good evening, Madam Chair and members of the Board of Zoning Appeals. My name is Kayla Peliquin. I'm a planner with zoning administration in the Department of Planning and Zoning. This evening I am presenting LEGI twenty twenty-five zero zero four five, Z Mod twenty twenty-five zero zero zero three, Ashburn Crossing Sign Development Plan.
The subject property contains 5.97 acres and is zoned IP Industrial Park under the Loudoun County Zoning Ordinance. The subject property is located at the northwest corner of the intersection of Loudoun County Parkway and Gloucester Parkway in the Broadrun Election District. There are no previous legislative approvals for the property. The property is not subject to any. Any proffers or conditions. And as of the start of this meeting, one public comment has been received in support of the application. For additional context, the subject property is located within the Ashburn Crossing Development, which consists of eight properties totaling approximately 56 acres, as outlined in blue on the graphic.
