So they could sell it and then re spend the same amount of money.

Um if someone is in the position where they can sell the current asset and buy a potentially better asset, is there any frameworks or thought processes you'd suggest they use to make that decision?

Okay.

So logical thought process would be um, do I think there's an asset out there that that will perform better, either growth or yield-wise over the long term?

Two is, you know, chat with a mortgage broker like yourself to confirm affordability of that asset.

Yeah.

One question, if someone is in a position where they have no choices, they're stuck with what they got, they can't really sell it because they'll end up with a massive personal loan.

From a mortgage perspective, is there anything that you would look for to try help with the affordability side of things?

Yeah, it basically recaps some of the fundamentals we discussed, but also goes a bit more in detail into some of the data and why it makes sense and um some general misconceptions that are good to be aware of that some people um will apply a blanket rule to.

For example, all new builds suck or all townhouses suck.

Um or townhouses are always worse than standard loans.

In some cases it's not always true.

Um so it just gives you some fundamentals so you can reverse engineer based on what's gonna be right for you.
