James, one of the things you were talking about off camera was the notion that uh even the clients who are in a position where they're bleeding a ton of cash, they don't have the ideal property at the moment, if they have the cash flow, you're recommending they buy another one?

How how does that

Mm-hmm.

I think so.

Yeah.

And when you compare it to like either stocks and probably crypto, the worst case scenario of people saying buy the dip, that property has some fundamental things that underpin it from falling too far, like we referenced before about land value and construction value.

They can only fall so far, at least while the uh economy in New Zealand stays somewhat okay.

Yeah.

Um would just want one thing.

So we've spoken a little bit there around um clients who have a a crappy property.

I'm really interested.

I have a lot of clients come to me being like, hey, I own this apartment or hey, I own this house in a development of 150 identical homes.

To me, as we alluded to in the first episode, that's not uh at all aligned with our criteria of what we look for as a good asset.

And so um

Obviously I can't give direct advice to the client on what to do, but I just say conceptually speaking

Conceptually license.

Yeah.

Conceptually speaking, um, right now the only real thing for them to consider if they can't buy another is the opportunity cost of holding the current one.

And let's say it's not necessarily negative equity.
