Because the point of doing that, the point of setting that pass before the auction is you're doing it under rational circumstances rather than in the heat of the moment.

Confidence is the number one thing.

I often have people who ask me for bidding tips and I say all you need to, like if I was giving one overarching tip is having your budget prepared prior and then just bidding confidently up to that level.

That's all you need to do.

You can overthink it.

We have a lot of strategies that we use, but as a first time bidder, you will overwhelm yourself if you think about it too much.

It's having that confidence.

It's pretending like you've got $20 million to spend

even if you're coming right up to the close end of your budget, because whether it's consciously and subconsciously, other people will be able to read your body language.

Yeah, so what I can tell you is that there's two different types of models.

There's flat fee or there's percentage-based.

So we are flat fee, for example.

So whether you're spending $300,000 or $3 million, it is the same price.

There are advocates who charge a percentage.

We don't do that.

I mean, it's our job to buy the property for the least amount possible.

I actually don't think it's appropriate to be incentivised on a percentage basis on the buying side.

But from a cost perspective,

It varies so much because there's so many different advocates out there and they all specialise in certain avenues.

They all offer different kind of packages, whether you just want them to negotiate on one particular property or whereas you want a full service or if you're buying interstate and you're not located locally, it ranges so much.
