Yeah.
Look, uh you know, the RBA made their decision.
I think it's a good decision.
Uh I think there'll be more to come over the back half of this year.
Uh so that, you know, we get to a setting that's essentially a neutral setting in terms of interest rates, even with the rate cut, which is still at a somewhat restrictive setting in terms of uh growth um and uh getting inflation under control.
And I we do now see trimmed mean inflation which is
The bank's preferred measure of inflation within their target range.
And it's interesting, last night I was speaking to a owner of a very large retailer who's a customer of ours, and they were they procure a lot of product from China to sell in their stores here.
And they were saying that they are starting to see price deflation now as a product that had been destined to the US economy is now trying to find
new markets.
Uh and so there is some pricing value to us that put on the margin could be deflationary for Australia and help the cause of uh further lower interest rates in the future.
Mm.
Well look, uh I think the a a lot of the debate talks about the demand side characteristics around housing.
I think the imp the best thing that we can do in this country to get more people into homes is to build more homes, build more dwellings.
Uh and so if we can increase the supply of ho housing, uh you know, there'll be more affordability, more options for people to get into a home and also economics.
One on one suggests that uh demand and supply, therefore prices might even come down a little bit if you have more supply.
Uh and so I think that's really important.
If we focus only on demand side levers and what people can borrow and what have you, uh without adding more homes, all you do is drive up the price of the housing stock that you have, because you know, that demand is going to chase that limited supply.
And prices will go up.
Uh I have a very strong view on this.
