and just kind of rebuild and just keep the rental properties.
And we got very, very close.
And we didn't in the end because I thought there's probably going to be some opportunity here.
Now, as a result, I'm glad I did because that was when I really ramped up my buying.
But that was quite a risky property investment strategy, not one that I'd recommend for people where you bought earthquake-damaged properties because no one wanted these things at this stage.
Well, kind of, but you'd give the existing owner the insurance.
Well, not give them, that was their insurance.
So the way it would work is say a house was worth half a million dollars.
Now the insurance company, if it was a full policy that was going to replace the house,
They might pay them 600 grand because that might be the cost of rebuilding it.
Now, then I'd come along and say, well, you know, how much do you want for what's left?
And they might say, I don't know, $100,000.
So now they've won lotto.
They've got 700 grand.
I've got a house for 100 grand.
Now, you can't get lending on it and you can't insure it until it's been brought back to the building code.
Now, the building code is an easier standard than replacement.
So you might go in there and you might strengthen the foundations, you might tidy up any cosmetic work, you might give it a whole refresh, you might spend a couple of hundred grand, all of a sudden you're in for 300 and you've got a 500k asset.
