Yeah, it was financially, once we got through the initial pain of it, it was excellent.
So I was a mortgage broker back then and I remember it pretty clearly because a lot of my clients were affected.
I was doing a lot of development finance work.
I had a couple of properties that were under contract, under construction.
So the same strategy that my clients would use today.
Now, I remember at that time, I'd come to settlement and they'd value lower than what I'd signed up for them.
Now, that's probably why this time around, I'm far more relaxed about it.
But I remember it being quite stressful at the time because you're thinking, what the hell is going to happen next?
And interest rates were expensive, like 9% or 9.5%.
It was hard to get finance.
I think it was a double whammy because not only was that affecting me in my investing, but as a mortgage broker, fewer people are borrowing.
It was affecting your income.
Looking back, it wasn't as stressful as, say, the earthquakes, which was so out of your control, or COVID, where you just don't know what's going to happen next, and everyone's telling you the prices are going to drop by 40%.
Probably I was still quite young and naive at that stage as well, and so you don't worry as much when you're more naive.

Yeah.
So I started Opus helping people get into new build.
Now, I was still buying and renovating properties at that stage and new builds because for me, I quite liked adding value and sprucing something up.
Not that I had much time to be able to do that.
