I think with property, for me, I like the fact that I put very little into it.

Like I put down a deposit and I might put some money in from a cash flow perspective, whereas any money that I put into the stock market is going to be my money, all of it.

So I will transition into that kind of thing at some stage.

But for me,

Recently, I've been just diversifying in terms of startup businesses, putting money into businesses, taking more risk because I'm 42 this month.

And the way I look at it is if I make a few more mistakes, that's okay because I've got time to recover.

The high prices isn't what would stop someone replicating what I did.

The fact that you can't get money as easily, that will.

So someone to borrow money to keep buying properties would really struggle nowadays with all the debt to income ratio rules and the servicing rules.

Banks are far more considered about how much they'll lend you post the GFC or triple CFA and just the constant evolving nature of lending.

So I think that would be what would stop someone doing it.
