Um because of the much more lengthy entitlement process permitting design for millions of square feet of buildings that we went through.
So um while we were not paying
Land carry, the the actual cost that the company can put out far exceeded that.

Huts and yards and the grand examples are are relevant and that those were large scale.
public private joint venture projects with extraordinary infrastructure costs.
Um and as a result there was an acknowledgement by our public partners that we couldn't afford to come in and write a big check for land or pay significant option payments.
the again we spent in excess of a hundred million dollars in both of those of capital on design approvals, permitting, getting to the point where we could start construction and take down those the the ground leases for for those developments.
So very very similar dynamic to what exists here.
i was interested in staff's feedback on the timeline for the downtown precise plan it seemed we've already looked at some of the most intense areas and made changes there so we're not actually doing the entire downtown precise plan we're doing pieces of it because we've already done the ones right along castro so i guess i'm not anticipating that we're redoing what's already been done

so the timeline taking it all the way up to 2028 seems particularly long to me given it's it's not the entire it says downtown but i'm not expecting it to include areas we've already reviewed and approved so can you just comment on that timeline it seems long to me

Well, in general, I would agree with the first two speakers.

The reality is there's essentially a new council every two years, and they start over again.

I mean, it's unusual if there's seven of the same people, but everybody wants their input, so it's goal-setting first, and then the plans come out of that.

I had the same reaction, but I guess I've come to accept that politicians want their say, and therefore we need to allow them to have their say, so we work with what we have.
