I do worry that we've become a country where your ability to be a first home buyer depends on the genetic lottery of life.

If you happen to have the right parents or grandparents, you might be fine.

But if you don't, you could end up being renting for your entire life.

Yeah.

And if that's how we're going to roll, we need to make renting a more attractive experience for people so they have a better quality of life and better security of tenure.

But the other thing I tell people, and I know that the ART people that listen to this podcast will roll their eyes about this, but I always say, look, you know, there's always a light at the end of the tunnel and it's not a train.

It's the end of the tunnel, that every crisis comes to an end, every disaster comes to an end, every war comes to an end.

And what the world is going through right now, I suspect will be no different.

So as much as we've often adopted a bit of a bleak tone in this episode, does this mean we should all be hiding money under the bed or our asset allocation should consist of several cases of tin beans and some rifles?

The answer is no.

I still think that you still get rewarded for taking risks.

You still get rewarded for investing in businesses and good longer-term assets.

So I don't think the world has changed that much.

And there's a bit of an aspirational argument as well.

I think that, um, certainly first home buyers in the last 20 to 30 years, um, you know, whereas, uh, our parents and grandparents may have said, look, let's just buy somewhere that's miles out or it's a bit rubbish.

Mm.

But it's our first home.

It's a bolt hole and we can build up from there.

We certainly have seen that level of aspiration as people say, well, I want a better quality of life.

I want a better place to live.
