Surely those people just continue to hang on to those properties forever.
Anyway, it doesn't kind of create any level of supply and whatever else.
I do think that people who are coming out and wanting to buy investment properties now, it's done an enormous trade for all the people peddling off the plan and new properties and high-rise apartments.
And we're probably going to see a whole bunch of Gold Coast developers and stuff trying to sell properties to people in their 20s.
So it's probably done a roaring trade.
for those, we still think that if you're buying a property for investment purposes and you want it to have long-term growth, there are some normal fundamentals that go with that.
And we don't think that's changed, right?
So something that is close to amenities, low cost to hold in areas where supply and demand dynamic are kind of correct,
we still think you're going to get a better return investing in those than trying to go out and kind of buy new stuff just so that you can get the tax benefits.
Because A, the tax benefits are reasonably mild over a period of time.
And we think the return that you get on a, I don't know,
two-bedroom apartment in Coogee is likely, because of supply and demand and sort of proximity to amenities and the beach and it being easy to rent, is still likely over its life going to be better than going and buying one of 2,000 apartments in Mascot overlooking the airport kind of thing.
So investment fundamentals should always come first in our view.
We probably don't have huge numbers of wealth accumulators in our client base, if we're honest.
But remember, the leverage is really quite powerful, right?
So 100 grand in or 150 grand in buys you a million dollars of investment asset over a period of time.
So we still think that's important for wealth accumulators.
You're getting more money and it's more out and invested.
I think what people seem to forget about negative gearing is that it's negative.
