You're literally spending a dollar to save 50 cents.
So if your investment from a negative gearing point of view, even after the tax deduction is negative, negative, negative, negative, negative.
At the other end, when you sell it, you need to have a great big positive to obviously have offset all of the losses that you've made along the way.
So you need to be really comfortable that the actual asset that you're buying is actually going to perform at some point and you have an ability to sell it at an enormous gain.
And then when you look at the actual IRR of your money invested, you've got to take into account the fact that you've paid away for five or seven or 10 years or however long you've held that asset for.
And it's offset because some people go, oh, I bought it for a million and I sold it for 1.4, I made 400 grand.
Yeah, but...
You made $25,000 a year of losses every year for five years.
You've actually not made it.
You've made $150,000 kind of thing.
So people need to take that into account.
But the leverage is powerful.
And especially people who have got reasonably good incomes and ability to also invest around that, it still makes sense to do.

And global growth still continues to look quite robust.

So we're still happy to the right levels and to the parameter-driven sort of asset allocation, because we're big ones for diversity and asset allocation.
