So they just want to sit on their hands and, you know, let's see what happens.
I'm going to wait for auction.
And so there's been a number of clients who have just been able to be on the front foot and saying, actually, that's a triple A asset.
I'm just going to make a solid offer and hope that the vendor just doesn't get greedy and just takes my offer.
And so we've had clients buy on really long settlements for great assets, you know, and if they tried to buy that last year, it would have had to go to auction.
It would have went way overs.
So 2022 has really been an opportunity to have a higher chance of securing quality asset if you were patient and persistent and actually just made offers.
And so we've got heaps of success stories that we can go through.
Another major one was just recently, I mean,
Stopping a client, you know, they were in love with a AAA asset, you know, that just ticks all the boxes, you know, for what's a quality asset.
They were so close, you know, they were under 50 grand out.
They didn't win it.
They nearly felt they wanted a wounded bull, nearly bought the wrong property.
We stopped them doing that.
And then, you know, a few weeks later, they found another property, which was almost as good as the other one, and they secured that.
And so, yeah, stories like that, they're the different makers for our clients.
So the first thing is educating yourself, right?
So you want to know exactly what you can borrow, what your interest rates are.
You want to really understand what you can afford from a cash flow point of view.
So know what your fixed expenses are, what your variable are, you know, know exactly, thinking through your longer term plan, like where are you going to live?
