That's the reason why we we asked you to come in and chat to us about the property market.

Um because the recent tax strategy group papers drawn up in in advance of the budget in October show that no fewer than forty six tax measures related to housing have been introduced since twenty thirteen, which is the year we came out of the bailout, uh effectively, with an annual cost for the major ones put at one point two five billion euros.

Now you're saying that's

throwing money at the problem.

A lot of these measures will be well known to people to help the buy scheme.

And there's been a lot of research saying that that's poorly targeted.

The Living City initiatives, the shared equity scheme, the rental room, uh mortgage interest relief uh and so forth.

Uh but there are a lot of other ones that have

Uh, you know, around the construction of apartments and design and um height limits and and and all of that as well.

And I think the government is putting something like nine billion a year now into housing in one shape, form or another.

Yeah.

And you're saying it's party's hardware.

Is there any evidence, John, that as a result of a help to buy scheme, let's say, that property developers see this.

They're not um they're not blind, they're not deaf, they're you know, they're they're alive to what's going on.

And they might nudge up the price of a new home as a result because they they recognize that buyers potentially have an extra thirty grand.

How many ho uh new homes uh have you sold so far this year?

About two thousand

And presumably a fair portion of those people will be availing of help to buy?
