one would assume that private development money will be attracted into this as well in some form to build some retail, to build some offices perhaps as part of it.

I guess the point of the SPV, the special purpose vehicle, is that it makes it easier for that kind of joint venture thing to happen.

There's a lot of money there and it is part of that wider story that we've seen how following the crash, state investment in infrastructure and in housing just collapsed.

And there's been a slow build-up ever since.

And they've spent...

a lot of time and resources trying to attract in the private sector to do stuff that they want to happen.

For example, to build apartments in Dublin city centre, to build housing elsewhere.

There's an extraordinary number of support schemes now in place, as well as direct state intervention.

So you're right, the state intervention and the whole housing

property market is now enormous.

And I think that reflects the political pressure to get things done and the pressure that we all know on housing targets and for city centre redevelopment.

We have the money at the moment.

We have the money on paper.

We have a big surplus at the moment.

We have all these cautionary warnings, most recently from the central bank governor, Gabriel McClough, that the underlying deficit, as they call it, when you take out the corporate tax money, is huge.

budget is still in heavy surplus.

So we have the money now, but you're right, this is a bet on the money continuing to roll into the state coffers.
