Okay, so fair to say that a large percentage, maybe as much as 90%, could be affordable units out of ADUs.

So I have been reading about San Diego having a lot of high-density ADU on projects.

Are staff aware of what's going on with San Diego and ADUs?

There's a lot of noise around ADUs in the system and anti-ADU.

So how could we learn from San Diego on how to use ADUs as a strategy to maximize the number of affordable units per site?

So we don't think that the R3 site could be packed with ADUs in some ways.

Is there anything that staff can think of that would leverage ADUs as a strategy on R3 sites to maximize affordable units?

Could we, for example, zone a site in some way that says this is an ADU site?

For example, I understand these are accessory dwelling units and so it's not the primary dwelling unit, but could we just

bouncing ideas off here, but could we zone a R3 site with one DU per acre and then say the rest of it is conversion ADUs and you could go up to 25%?

Well, I guess that's 25% of the units allowed, so that would not help.

But how could we allow the developer to utilize the remaining space beyond the one DU per acre in the form of ADUs?

SO JUST EXTENDING THAT SOME MORE, I BELIEVE CONVERSION ADUS AS A STRATEGY ALLOWS FOR 25% OF THE UNITS ON THE SITE TO BE ADUS, CORRECT?

SO IF I HAD A R3 SITE THAT ALLOWED 100 UNITS, THEN WE COULD 25% OF THE

100 units could be ADUs in non-habitable space.

Is that correct?

What are some examples of non-habitable space that we could, how could we use a site such that enough space is proportioned as non-habitable to allow for or encourage the developer to build conversion ADUs?
