So just staying creative there, could we, on an R3 site, are there ways to proportion the site such that some part of the land is treated as non-habitable?
but could be used for conversion adus where i'm going with that question is i believe the the mooney code allows for the non-habitable portion to be up to 25 percent of the units as conversion adus but that is restricted to only the non-habitable portion so what i'm trying to do is how do we maximize the non-habitable amount of land on a on a lot
So just kind of playing that out a little bit, I believe storage is considered non-habitable.
So could we...
Could we zone an R3 or a mixed-use site such that part of the site is storage?
So if a site were zoned to be storage alongside with the R3 res or whatever we call it, the dual zoning that we have,
Can the storage zoning be waived, or is that a GP amendment?
And how long does it take for a GP amendment?
Two years?
So I'll pause here, but I just want to throw out that one way to disincentivize or incentivize, depending on the case.
is if you require a GP amendment to make changes, then that stretches a project out.
But if the storage zone portion of a lot could be used for conversion ADUs, how can we allow for that portion of the lot to be conversion ADU-based construction?
So look at basically taking our R3 parcels and trying to maximize up to 25% as conversion ADUs.
Leave that for now.
Thank you.
Thank you, Chair.
So I had a question about what is the basis for inclusion of some of these sites in the map that we have here.
For example, I would have thought you could just show all of Stevens Creek in a color code of some kind.
So why are there gaps in the color code where we are not showing?
I'm excluding the residential units.
