Um, then the first few months you may not have a lot of bookings uh yet.
And and by buying those contracts, I I
Actually, according to my calculation, it was cheaper than getting them myself.
So that that's also very interesting way to look at it, uh right.
You don't have to spend money on photos because they already have photos.
They come with a fully booked calendar.
So again, you may get a home and it already has
twenty, thirty, forty thousand dollars in in future bookings, almost guaranteed uh customers can still cancel, but it's almost guaranteed.
So it's a it's a much safer and and better return on investment, especially in the beginning if if you haven't figured out exactly how to to target owners and and have them sign up with you to to grow your business and and scale um at a relative
Relatively low rate with minimal uh risk.
So that is how we we started, how we got to a certain point, and then after a while we really figured out uh the way on on how to to grow organically.
So uh we haven't really done acquisitions in the Orlando market uh anymore in many many years.
But if we expand into other territories,
territories and it's not through franchise but with with company owned uh um entities we're always looking again to start with an acquisition and then grow from there it's much much easier to go from from twenty to thirty than from zero to ten so um it it just makes sense uh for us you can put a team in place, you can uh build uh um the operation
You can add
from owners, so you're also much more likely to to get those next ten contracts if you already have twenty homes than if you have nothing to show for and and you're trying to convince those first few uh owners with with no results or or backup or anything.
I think the reason why we moved to other markets besides Orlando was not that we plateaued in in growth, but was actually the pandemic.
So um when we got shut down and and then eventually uh were able to reopen, we saw that everyone around us in in beach markets and mountain markets were just thriving.
Um all those guests were booking, they were locked up.
In their home and now all of a sudden they they were working from home or they they were not working at all but were getting money every week to stay home.
