Remember I said, they'll give you two more.
First one, if you're just getting started, the conventional loan by far, I would fill those up.
Get those as fast as you can because those are fantastic loans.
But here's two other ones.
I'm gonna give you one that is fantastic right now.
I wish it was around in 2006 when I first started investing.
It's only been around for maybe five years.
It is a DSCR loan, a debt service coverage ratio loan.
What that is, it's a business loan that is in the terms of a conventional loan.
Business loan, it's not tied to your personal credit.
So let me get back to, if you have four properties on your credit, you have four properties, banks are gonna say, we're not gonna lend you any more money.
Well, you have those four, and you have to qualify yourself, which we can get into in a minute, where you show the bank that your job will help pay for these loans.
The DSCR loan, the debt service coverage ratio loan,
It doesn't apply to your income.
It's a commercial loan, which means the company looks at the property.
It looks at the property and says, will the property make money to cover this loan?
And if it does, they will lend you the money.
And I even have 5% down on these debt service coverage ratio loans.
That's another great one.
