And sadly, in 2008, when the crash happened,

I was really concerned that I would be losing money because I had a bunch of real estate, I think, I don't know, four or five properties at that time.

And I was like, oh no, all the other real estate investors are going broke.

They're going bankrupt.

Well, I made more money.

I'm like, why am I making more money?

Well, it turns out,

When other people foreclose on their homes, they have to live somewhere.

So because I was not investing for appreciation, I was not hoping that the value would go up.

I didn't care if the value went up because I needed money every single month to feed my family.

What happened to the pool of renters?

The demand went up because they need a place to live.

So my rents went up.

So everybody in 2008 that went bankrupt went.

I didn't, I made more money because I make money if the market goes up, if the market goes down or if the market goes sideways.

So here's where I'm at now.
