Hello, hello. Welcome back to the Money Mindset Podcast. It's your host Ashley with Budgets Made Easy and we are back. It has been two months since the last episode. I'm recording this at the end of July and I have not released an episode since May so this year has been insane this summer has been so busy like I have never had a summer this freaking busy this whole year has been off the chain this is only the seventh episode this year and I hate to say that because I love this podcast but we are almost at 200,000 downloads, if you can believe it, even though I have only done, well, now this is number seven, so I've only published six episodes so far this year, and this is number 233, and we are very fastly approaching 200,000 downloads, so I would love it if you would share or maybe binge some episodes.

The highest downloaded episode in the last year Well, let's see. It's number 226. So what is that? Seven? Seven episodes. So it was at the end of last year even was an interview with Adam Cole about building financial intimacy with your partner. And so that has the highest downloads in actually quite a while. Actually, we run in a lot of the same circles because he talks about passive income. and specifically with real estate rental properties.

Now, if you're like me, the thought of running rental properties sounds incredibly stressful and overwhelming, but Dustin breaks it down for us about what to avoid, mistakes to avoid, and how to get creative with financing, because that's another big one, right? i'm very risk averse i don't want to have a ton of money tied up in real estate and it just sounds really stressful to me but listening to him and having this conversation with him it actually sounds doable even for somebody as busy as me so we dive into ways to get creative with financing that isn't all using your own personal because I attended a live conference in Charlotte earlier this year. I wanna say maybe it was February or April.

Gosh, I don't even know at this point. Isn't that ridiculous? But one of the presentations, and I missed a lot of it, was about this same concept like using other people's money to invest in real estate so the guy that i was uh watching and you know like i said i missed most of it and then once i came in long story short the line to get lunch was insane and so i i didn't mean to miss it it just happened But he was talking about using other people's money and different finance options. And so I wanted to dive into that deeper with Dustin since he teaches about this topic and ways to really get a business going with real estate investing. investing so it's not what you think i'm actually surprised at some of the tips that he gave it's not stuff that i've heard other people talk about and the mindset shifts to make when starting this new business adventure so i hope you enjoy make sure you follow along budgets made easy everywhere and make sure you're following this podcast on your favorite podcasting player talk soon
