How are you going to fix up the property?
So the number one problem, and this is what I did, all of us do, all of us do it unless we're actually taught the right way.
We all do this where we jump right to finding a property and how do we get money?
But I kid you not, those are the easiest parts.
The harder part is making sure you have a business that every single piece is in place so that they find the property for you.
They inspect the properties.
Now, here's the problem.
I get students say, hey, Dustin,
I bought a property, I spent thousands of dollars to fix up the property, thousands of dollars to buy the property, and then nobody would manage it because they'd say they'd get shot there.
Again, you don't have an asset anymore, you have a liability.
Well, instead of calling up property manager and say, hey, property manager, I bought this house, will you manage it?
And they say, no.
Well, instead of doing that, how much better it would be, you call the property manager.
So you've already built the business.
You already got the right people.
You say, property manager, I'm looking to buy this property.
Let's say number one, Happy Street.
Will you manage it?
How much will it rent for?
What's the vacancy factor?
