Yeah, so I get, like I said, I have thousands of students now.
And all the time, this always happens, is they would say, hey, Dustin, I found a great city to invest in, a lot of great properties that I can make, you know, $400, $500, $600 a month in cash flow, passive income.
And he said, I found a city, and I've already found five realtors sending me deals.
I'm like, no, no, no, no, stop, stop, stop.
If you bought one of those properties, who would manage it?
How would you make sure it's fixed up?
How would you make sure it's inspected?
Do you have a mortgage for it?
And they say, oh no, I don't have any.
I said, the easiest part, there's two easy parts and it's usually the harder parts.
So on my podcast or even on my YouTube channel, the most downloaded, watched or listened to episodes are financing,
and finding.
So finding the property and paying for the property.
Those are the two most, because that's what everybody believes is the hardest part.
Be completely honest.
Those are the easiest parts of this investing.
When I said, when I tell my students, stop, you need to find somebody first who's going to manage the property.
You know, for the longevity, because you don't want to manage it, but you want somebody else that's going to manage it for five, 10, 15 years, and then even pass, you pass it to your kids and they still manage it.
How are you going to inspect the property?
