And does that have a a bearing on how banks can participate in the mortgage market right now?
What are you seeing in terms of the shift and the balance of market share between community banks, larger banks, non bank mortgage brokers, and then non banks like credit unions that are still depositories?
How is that balance shifted?
Yeah.
So we went through a wave of huge bank and non-bank activity in refinances with our COVID era, low interest rates, interest rates climbed back up that and that stopped.
We hear a lot about people being stuck in place with these low rates that they refied to, and and that's actually perhaps driving some a a lack of movement in the housing market as people just try and stay put.
What is the what is the latest data show?
on refies versus new home acquisitions.
And so in that vein, how are these higher rates affecting the different age cohorts that are participating in the marketplace?
Yeah, we've talked a lot on the podcast and in in the ABA banking journal over the years on uh some of the demographic trends that shape b the future of banking.
And w if one of those trends is that younger people don't have access to don't have the ability to move into homes that will support family formation, they choose to delay family formation, which chooses to delay a lot of the milestones in life.
that trigger growth in some of in light relationship banking products.
As well as trigger perhaps the ability, interest of people in forming businesses.
So all those all these factors are really important for banks to understand as they look at what's happening in their market, what's happening in the broader housing market.
And so this is really helpful, Dan.
