It comes down to the demographic we're dealing with.
It's mostly young families with young kids.
But the important thing to note, and it's something I'm really focusing on when I'm talking to my vendors and buyers as well, the clearance rate has shifted slightly, but these homes are still selling.
Whether it's at auction or as a private treaty, the week or two afterwards, they are still selling.
We just see a slight shift in movement at the actual auctions.
It just takes everyone back to the basics of real estate, something that maybe a few of us have forgotten we needed to do over the last two years in this rising market.
Buyers are always looking for the best deal and you can't blame them if we were in the same position, we'd be doing the same.
It's just going back to educating buyers.
So that fear of missing out has definitely passed, but there's still a cost of missing out.
Buyers are getting re-rated, interest rates are changing, and Canberra's a market where historically over the last 10, 20 years, we haven't really seen a drop.
So it's just talking to buyers and asking, well, what are we waiting for?
How do you know when the market's going to be going to drop?
We'll only know after the fact.
I only know what the market's done a month after it's happened.
So it's making sure that we've got those motivational factors, that we understand what their needs are, and we leverage them to make that decision now, and that they understand that they don't, that they're going to miss out.
Yeah, I mean, they've got a lot of enthusiasm, but let's not forget that they're also anxious, they're scared, they've not been through this process before.
So more than ever, it's about educating and holding their hands through the process.
Personally, I've been working a lot closer with first home buyers.
In fact, tomorrow night, I'm running an event for a first home buyers bootcamp where we're doing a mock auction.
So we're giving all the first home buyers a little scenario sheet and holding a live auction for them.
