This is why I always need to send them to you here because those bank calculators, they are
some average.
And so someone will come and see me and say, oh, you know, I need to achieve X amount of rent with this amount of debt.
I'm like, we will smash that.
You need someone who's going to challenge that knows what you're going to achieve by cashflow hacking, by adding value really quickly.
Because actually, usually by having the right broker, the process would be to actually challenge, you know, if you're going to achieve a higher rent, technically that aids servicing.
And so often coming to see you unlocks more than they actually thought before.
It's interesting.
My personal portfolio was centered around Auckland, then moved out to Hamilton for a bit more of a cash flow push, and then out into the regions for further cash flow push.
And I used to think that that entry to buy that usable equity was so much higher than it actually needs to be.
And who am I to sort of say, oh, you need X amount to buy in a regional center where investors to get started, which was one of the key messages we had at our event.
If you have time and knowledge, the other thing that you need is capital.
And that's usually where the question comes in.
How can I start?
Do I have enough?
And that can hold so many investors or aspiring investors back.
But actually, the barrier to entry from a usable equity point of view is much lower than
To get started, if you're open to some of those smaller towns that actually are thriving, areas coming up Transmission Gully, up into the Manawatu, that barrier to entry is low.
$100,000, $130,000 of usable equity is enough for a deposit in many places around there.
