I think it's really, really important.
I'm constantly having our clients zoom out when they're on due diligence.
And we always focus on that first year, you know, what cash coming in, cash flow, hack the rent, increase the rent, get to that high gross return, OPEX, what drops out the bottom.
And every client has a positively geared cash flowing property, right, once we've renovated.

The year one net dollars per week are not massively overwhelming in the context of how it will perform over the 15 years that we forecast it.
You need to give it three, four, five years before you start to feel really impressed by what actually comes into the account and you actually notice it.
But I think because if that is already the expectation of our investors, I want positive cash flow.
So that standard is set so high that you kind of want more and more and more.
But actually, you do need that patience to let some of that benefit come through.
And then by the time you add on a couple of properties or you move up into a block of units, those figures only become more punchy over time as well.
Give it a bit of time there.

But how great though, I mean, because we're always running it on full debt, you know, and most people are.
If you're in build phase or build stage, right, debt, Reno is debt as well.
If it can stand up to positive cash flow against that, that's a win.
