I just wanted to, and I appreciate very much Councilmember Alter for highlighting the Mueller development and the impervious cover there.
I know there's a lot of discussions about impervious cover, but the reality is that the best cities in the world, the most attractive, the most popular cities in the world are 75%, 80% impervious cover cities.
You know, you're Tokyo, you're Paris, you're London, you're Mexico City.
We would pick your major urban center, and it's going to be a very high percentage.
Those are the vibrant, walkable, livable cities that everybody is moving to.
Lower impervious cover percentages are your Plano's, your Katie's, and again, they'll
uh nothing wrong with uh plano or katie or anybody but that's that's a different style of living that is a much more suburban a much more car oriented type of city and so i know that everybody talks about it but we want a high level of impervious cover in a development that is so close to the city center
I just wanted to highlight that because, and again, we have to manage the flooding.
We have to manage it.
We have to put in the appropriate controls.
But again, you see these major cities, again, a Mexico City, a Tokyo.
I mean, look at Tokyo's drainage system.
It's just phenomenal.
It's just huge tunnels under the city.
that manage the flood waters that come off the very urbanized environment, it's an engineering calculation.
It's a design standard approach.
You cannot have zero impervious cover and then say, oh, well, now it's not going to flood.
