You're just reducing the portion of the loan that you have to pay interest on.

So you and your husband are about to go and buy property together.
What you want is to ensure that that new home, which will be your non-deductible debt,
has the lowest loan associated to it.
You don't want to pull equity out of both of your existing homes and then go and buy your $1.5 million house and have a $1.5 million non-deductible loan when both your existing properties have a small $300,000 on it.
So from a tax perspective, it's all about structuring it so the property that could be
generate an income, which in this situation would be your existing properties, would have the highest loan attached to it.
It's not always possible.
Some people may have met later in life, you've already been actively paying it down.
Sometimes it can make sense to sell a property and restructure.
without knowing, again, the details, it's a conversation to be had where if you sold one of them off, you then get to put forward a really big deposit on your new property.

What I'd be encouraging you both to do is get really clear on your maternity or paternity leave entitlements from work.
If you're planning to leave a job, really consider whether that would impact the timing.
